The Belgorod region (the region borders on Ukraine and regularly suffers from missile and drone attacks) recorded 379,200 square meters of new housing during the first half of 2026. The vast majority of this growth occurred in the private sector, with individual homes accounting for 285,000 square meters, while multi-apartment buildings contributed only 94,200 square meters.
Current data shows a significant imbalance between housing types. Individual housing construction (IHC) represents 75.1% of all new objects, leaving multi-story residential development at less than a quarter of the total volume—specifically 24.8%.

The data indicates that the region has achieved less than half of its annual target for total housing volume. This shortage is particularly acute in urban centers. The city of Belgorod ranks 95th out of 100 in the Russian rating for urban housing construction per capita.
This lack of supply in the regional capital has direct financial consequences for residents. The cost of a room in Belgorod rose by 11% over the first six months of 2026. Despite rising prices, demand remains high—mortgage lending volumes in the region increased by 57% during the same period.
